Something as simple as adding fresh mulch, painting the front door a fresh coat of paint and doing a light power wash if the home needs some brightening. Another thing that is an investment you can take with you, is add pots of flowers on the front porch or on the walkway to the front door.
You can fill them with amazing colors and when the home has closed this would be something you can take and enjoy in your new home. A lot of buyers can look at the smallest of things above NOT being done and feel that this is a reason to come in a lot lower then the asking price. It can cost you $500 in the beginning and get you a lot more on your bottom line.
